Position Summary:
The Project Manager (PM) will plan, organize, and manage one or more projects.  Accountable for all construction activities on assigned project(s).

Reports to: Senior Project Manager

Supervisory Responsibilities:
  • Oversees a team of assistant project managers, support staff and field staff to ensure projects are completed on time and to specifications.
  • Delegates work and assignments to team members based on expertise, work experience, and time constraints. 

Essential Duties and Responsibilities:
  • Leads an interdepartmental team to complete an assigned project on time, to specifications, and with accuracy and efficiency.
  • Outlines the tasks involved in the project and delegates accordingly. 
  • Prepares detailed estimates, cost analysis, cost code input, and cost control systems and implements a budget based on estimates.
  • Conducts risk assessments; reports identified risks to management, and provides recommendations for mitigation of risk.
  • Addresses questions, concerns, and/or complaints throughout the project.  
  • Acts as a liaison between company, customers, and vendors. 
  • Acts as primary point of contact for customer or owner representative. Prepares reports and documentation as required for progress tracking and customer management.
  • Communicates and collaborates with sales and marketing teams to provide training and information required to promote and sell new projects, programs, and systems.
  • Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
  • Project Documentation Distribution including Drawings, Requests for Information (RFI), Pricing and Quote Requests, Submittals, and any Other Relevant Documents
  •  Obtain and Distribute Insurance Certificates as Required by Contract Documents
  • Preparation of Distribution Material Purchase Orders and Subcontracts and Tracking of Subcontract Insurance Requirements.
  • Assist in Gathering and Preparation of Submittals.
  • Tracking, Maintenance and Distribution of Returned Submittals, and logs Submittals.
  • Distribution of RFI’s and RFI Logs
  • Coordination of Project Close-out Activities Including Collection and tracking of Operations and maintenance (O&M) Manual Documents, As-Built Drawings and Warranty Certificates
  • Monitors the progress of design documents. Participates in design review meetings and provides input regarding constructability, as well as scope and cost changes.
  • Responsible for managing procurement resources to prepare bid packages and invitation to bid inquiries, receiving, and analyzing bids, qualifying subcontractors, and awarding subcontracts and major purchase orders.
  • Works with the Business Unit Leader and Field Operations Leader to establish job organization including the superintendent and craft labor resource) requirements.
  • Plans, sequences, and schedules the project with input from the superintendent/lead foreman and subcontractors. Manages the project schedule, conducts job site meetings, and prepares updated schedules.
  • Responsible for project cost control including updating labor forecast and project forecasts.
  • Coordinates requirements of governing authorities for permits, inspections, and final approval of the project with customer, General Contractor and/or Engineer of Record (EOR)
  • Maintains Submittal control, including scheduling, receiving, reviewing, approving, and expediting Submittals from suppliers and subcontractors to comply with the progress schedule.
  • Manages client relations, including progress meetings, correspondence, periodic reports, change orders, and responses to client inquiries.
  • Supervise Project Administrator for preparation of requisitions for payment and other required project invoicing. Maximizes project cash flow through invoicing and collections.
  • Prepares and secures owner acceptance of contract change orders. Uses the change order management system within COINS for contract change orders. 
  • Manages payments to subcontractors and vendors, including reviewing and approving schedules of value, pay requisitions, invoices, and required insurance coverage.
  • Manages subcontractor and supplier performance issues including documentation, default notices, and replacement, if necessary
  • Reviews and monitors project progress, quality, and safety. Works with the superintendent/lead foreman and makes corrections as required to comply with contract and company policy and procedures.
  • Assists in the development of construction personnel through mentoring and on-the-job training.
  • Effectively manages project close-out tasks and any warranty work.
  • Assists estimating in responding to request for proposals (RFP’s) including the preparation of conceptual estimates, schedules, and other proposal documents. Participates in client presentations if required.
  • Performs other related duties as assigned. 
ESOP/Profit Sharing Plan – Is an Employee Stock Ownership Plan and Trust. You are eligible for this plan once you’ve completed one (1) year of service and have attained age 21. The company’s discretionary contribution to this plan has been up to 20% of an employee’s annual wages.
 
Specific Knowledge, Skills, License, Certifications
  • Expertise in managing resources, including budgets, schedules, and materials in an environment of multiple, competing demands.
  • Knowledge of estimating, construction methods, engineering, equipment, and technology. 
  • Excellent organizational, supervisory, communication, collaboration, and analytical skills
  • Ability to travel per project requirements.
  • Excellent understanding of safety procedures, a plus. 
  • Ability and willingness to collaborate with other PMs, Business units and departments. 
Education and Experience:
  • Bachelor’s degree in a related field, which may include Computer Science, Business, or Engineering required.
  • At least three years of related experience required.
  • PMP, PgMP, CAPM, and/or comparable project management certifications are highly desirable.

Physical Requirements:
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
  •
